Pelham Village Center Zoning, 2015
We are working with Pelham on zoning revisions related to strengthening the village center in West Pelham. Several past planning studies have identified West Pelham as an appropriate location for a village center. It is currently home to Pelham's Elementary School, Community Center, Library, Fire/Police Facility, and Community Hall as well as numerous homes. Recent sewer extensions from Amherst to this area have made it possible to consider additional development.
PVPC is working with Pelham's Planning Board on this project, which is funded through a District Local Technical Assistance grant.
Draft Zoning Concept
A draft concept for the Village Center Zoning was presented at a public forum in Pelham on October 19, 2015. The materials which were presented at the forum can be downloaded below. The map download includes the following maps:
- Page 1 shows the existing conditions in the Village Center including wetlands and wetland buffers, river resource areas, and existing lots
- Page 2 shows the proposed new districts with a rough buildout analysis showing potential new ANR lots at maximum buildout (likely 50+ years to accomplish). This sheet includes estimated tax revenue impacts at maximum buildout and a rough guess at the cost to extend sewers if desired by Pelham.
- Page 3 shows the proposed districts with existing parcel ownership information, maps which were shown, and the meeting handout which summarizes the zoning concept can be downloaded below.
The handout from the meeting includes a table summarizing the proposed zoning requirements for the proposed zones, and some images illustrating relevant concepts.
